Reserve studies are long range (20 to 30 year) budgets that estimate the needed funds for the repair and replacement of capital components for buildings and facilities. Each major component of the building is assessed for its current replacement cost, total effective life, and remaining life. This information, along with the balance in the reserve fund, can be used to calculate the amounts needed on an annual or monthly basis to provide (or reserve) enough money to pay for the needed repairs and replacement of the components when they come due. We have been performing reserve studies in Hawaii for the last twelve years and have performed over six hundred reserve studies.
Hawaii Inspection Group provides Reserve Studies for residential properties (AOAO’s) that meet the requirements of Hawaii Revised Statutes 514A and the standards of the Community Associations Institute. Thomas Douma is a Certified CAI Reserve Specialist (#109).

"Tom Douma and Robert Miskae have assisted Island Sands in many ways over the past several years. HIG updated our Reserve Study twice and advised us throughout the entire process of installing a rooftop 170 MW PV system. We plan to engage them as consultants in a multi-year project to inspect plumbing and help us develop plans to repair/replace."
