COMMERCIAL INSPECTIONS
Hawaii Inspection Group also performs larger scale commercial inspections. These commercial inspections are called Property Condition Assessments using the Association of Testing and Materials (ASTM) standards. Property Condition Assessments not only describe the current physical condition of the commercial property, but are also used to establish tenants common area assessments (CAM).
- The on site survey provides a description and observations of the property grounds, utilities, structural frame and building envelope, roofing, mechanical and electrical systems, vertical transportation, life/safety and fire protection and interior elements.
- A commercial inspection report includes a general description, along with physical condition deficiencies identified. There are additional options that can be included in the report such as opinions of probable costs or ADA accessibility survey.
- The final report will include additional considerations, document review and interviews, out of scope considerations, limiting conditions and any additional exhibits along with digital photos.
